PRE-LISTING INSPECTIONS - This inspection is an excellent way to inform the home seller about their home. Our inspector will find out ahead of listing what issues your home may have. This way you have the time to make repairs or to find out the costs of these repairs so that there are no big surprises when negotiations have started.
BUYERS PRE-PURCHASE INSPECTIONS - Our detailed inspection will go thru every visible and accessible nook and cranny of the house. With the report in hand you will be satisfied that your potential new home has been thoroughly investigated.
WARRANTY INSPECTIONS - This is an inspection for new homes that are at 11 months after the sale. Most new homes come with a minimum 1 year warranty and it is important to see how the home is performing before the warranty expires. Today's new homes are built so quickly, and in our climate are often built in the rain with wet materials. It is important to have a qualified inspector look at the house so that if needed a list of repairs can be submitted to the builder before the warranty expires.
TOWNHOME/ CONDOMINIUM INSPECTIONS - This inspection is very similar to a regular home inspection even though exterior maintenance is usually done by the Home Owner's Association (HOA). It is valuable to have all areas of the building grounds looked at so potential repairs (and their associated costs) can be predicted. Often HOAs are not prepared for major renovations and the increase in costs to the individual owners are substantial.

Appliances- most appliances stay in the home after the sale.
Heat exchangers- we remove furnace cover and inspect for signs of failure (cracking, dirty burners, etc.) if they are accessible.
Flame rollout on gas furnace and water heaters- this can indicate cracks in the heat exchanger.
Temperature rises in AC and furnace (weather permitting) – this gives us further clues as to what the furnace is doing.
